Tenant Referencing
Our reference verification checks confirm the suitability of potential tenants for the property. Comprehensive reference check to include employer, landlords and Utility references.

Legals
Draft compliant fixed term letting agreements with the tenants with notified special conditions. Registration of the tenancy with the private residential tenancy board if requested by the landlord. Organise a building energy rating certificate and gas safety cert if requested by the landlord.

Utility Transfers
Organise the closing of the Electricity, Gas and waste accounts from the out going tenants. Facilitating the changeover of Electricity and Gas accounts to the incoming new tenants. Advising and helping the new tenants on the current phone, internet and television providers.

Client Funds
Collection of the first month’s rent and deposit prior to signing of the lease agreement. Prompt transfer of rent minus professional fees to landlords bank account within 3 working days. Set up a standing order for future rental payments to be paid by the tenants to the landlords bank account.
